What are floorplan services?

Floorplan services are just what they sound like: Based on your requirements, an appraiser will measure the home's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How does a floorplan service work?

During a home measurement service, a certified appraiser measures the home with a measuring tool — generally a tape or laser measuring device. As they tour the home, they make note of the layout of the rooms and other features, like closets, hallways, and pantries. They might make a rough sketch of the property. Then, the appraiser types up a report and detailed floorplan showing the total area and the overall layout of the home. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.
